At Ref-Sol, we understand just how important reliable, efficient climate control is within the hospitality industry. This recent project at the Holiday Inn is a great example of how the right solution can transform both operational performance and guest experience.
The Background
The hotel had been operating with an ageing VRV heat pump air conditioning system serving 12 guest bedrooms. After more than 15 years in use, the system was no longer fit for purpose becoming inefficient, costly to maintain and increasingly unable to meet modern guest expectations.
To bring the system up to today’s standards, the decision was made to upgrade to a Daikin VRV heat recovery system a solution known for its efficiency, flexibility and reliability in hospitality environments.

The Challenge
The existing system presented a number of ongoing issues:
- No ability to provide simultaneous heating and cooling, leading to inconsistent room comfort
- Increasing maintenance costs and frequent breakdowns
- Poor energy efficiency, driving up operational expenses
- Noticeable noise levels, impacting guest experience
- Obsolete parts, making repairs more difficult and time-consuming
On top of this, the system required seasonal changeovers between heating and cooling which is far from ideal in a hotel where room requirements can vary daily.

Project Objectives
The goal was clear, to deliver a modern, efficient and future-proof solution that would:
- Replace the outdated system with a Daikin VRV heat recovery system
- Improve guest comfort with simultaneous heating and cooling
- Reduce energy consumption and operational costs
- Minimise disruption during installation
- Provide long-term reliability with advanced controls and service support
The Solution
Smart System Design
We installed a Daikin VRV heat recovery system tailored to serve all 12 guest bedrooms. This system allows heat to be transferred between rooms, meaning some areas can be cooled while others are heated at the same time, a perfect fit for hotel environments.
Key elements of the system included:
- Daikin VRV heat recovery outdoor units
- A Branch Selector (BS) box for accurate refrigerant control
- High-efficiency indoor fan coil units in each room
- A centralised, intelligent control system compatible with building management systems

Careful Installation Approach
Working within a live hotel environment required a phased and carefully managed installation.
- Work was completed floor-by-floor
- Rooms were taken out of service in controlled stages
- Close coordination with hotel management ensured minimal disruption to guests
The existing system was safely removed, including compliant refrigerant recovery in line with UK F-Gas regulations. Where possible, existing infrastructure was adapted to streamline the installation.
The new system included upgraded pipework, low-noise indoor units and integration into the existing plant space.
Modern Controls & Usability
To ensure ease of use for both staff and guests:
- The existing centralised Daikin controller was retained for facilities management
- Simple, user-friendly in-room controls were installed
- Remote monitoring and diagnostics were enabled for ongoing support

The Results
Improved Performance
- Full simultaneous heating and cooling across all rooms
- Better temperature control and consistency
- Noticeably quieter operation, improving guest comfort
Energy & Cost Savings
- Estimated 20–30% reduction in energy consumption
- Lower ongoing maintenance costs
- Improved reliability with reduced downtime
Enhanced Guest Experience
- Increased guest satisfaction and comfort
- No more seasonal changeover limitations
- A clear uplift in overall room quality and experience
Key Takeaways
- Heat recovery systems are ideal for hospitality environments with varied temperature demands
- A phased installation approach is essential in live hotel settings
- Investing in modern controls improves both efficiency and usability
- Strong planning and coordination help minimise disruption and risk
